Phase One – Preliminary Inquiry

Step one in building your dream home is understanding your aspirations. At our initial consultation, we’ll present an overview of custom home structure costs and timelines, plus provide you with a rough estimate for designing or adding onto an existing luxury property or adding on an addition.

Phase Two – Preliminary Consultation

Our design directors will meet with you to assess and understand your requirements in more depth, such as whether or not architectural delineations are already complete or need updating. Through this dialogue we hope to gain a thorough grasp of what your ideal home renovation service should entail and can offer stylish home renovating service at its highest potential level.

Phase Three – Design Agreement

A typical Design Agreement will cover:

• Initial measurements of the existing house (for renovations)
• Presentation of preliminary drawings for the project
• Review and changes to preliminary designs based on client feedback
• Final review and approval by the client
• Engineering by a certified P.Eng.

Phase Four – Project Estimating Phase

With complete working drawings, Woodcastle Homes will price your project using one of three methods based on your preference:

1. Lump Sum Method:
   An accurate quotation based on prosecution plans. A fixed price covering all work including allowance for different home stretches; changes will be managed through change orders if they arise during execution of our contract.
2. Cost Plus Method:
   A percentage based pricing structure where all subcontractor and supplier costs are disclosed to you. This method offers flexibility and transparency throughout the project.
3. Project Management Fee Method:
   In this option, we act as your project manager, overseeing all contractors and trades on your behalf. This allows you to stay involved in the process to save costs, with Woodcastle Homes acting as your trusted guide.

Phase Five – Construction

At each stage of construction, our expert staff are with you every step of the way to answer any queries and resolve issues arising during design.

You will have a 7 year warranty on your home.
